Real Estate Accelerator Member Spotlight – Marco Coen, USMA ’95

Nov 22, 2019 | Real Estate Accelerator, USMA

What is This “Cash Flow Analysis” You Speak Of?

During Month Four of the Real Estate Investing Accelerator, we dive deep into the NUMBERS associated with calculating returns on the actual properties we invest in.  Split into two modules, we utilized the WFI Cash Flow Analysis templates (shown below) to break out in detail the fixed and variable costs of owning a rental property. The shocking truth is that most people who “invest” don’t even fully understand the compounding effects of amortization and rental income over time, but once you see it laid out in front of you, your heart starts racing and you kick yourself for waiting this long to get in the game!!

During these modules, we cover the associated COSTS of owning Real Estate (vacancy loss, maintenance, capital expenditures, property management, & more) versus the BENEFITS  (Amortization, Cashflow, Tax Benefits, Appreciation, etc) as we discuss why and how a property is considered a great investment.

Next month, we will FINALLY get the chance to meet with and learn from Mark Kohler, best-selling author, national speaker, radio show host, real estate investor, senior partner in a law firm…you get the picture.  In short, Mark is a personal and small business Tax and Legal legend who LOVES working with WFI. He has taken the time out of his busy schedule to meet with us and offer world-class advice that has saved tens of thousands of dollars for our Accelerator attendees in the past. Armed with a host of new lessons from the recently passed tax legislation, Mark brings cutting edge strategies with him that he promises will revolutionize the way we file our taxes and structure our lives!

More than HALF of the seats have already been filled for the upcoming Real Estate Investing Accelerator (20-1) this January. We get emails/calls all the time from people who want a seat reserved so I want to give everyone a fair shot…There are only 30 seats in this course, 19 are gone, and about a dozen more people have filled out applications.

To be very clear on what we are looking for: it’s not just about having a pulse…we are dedicated to filling this program with highly motivated ACTION TAKERS who will chew up the course material and execute lessons learned (analyze a local market, crunch the numbers, build a team, make an offer!), because that’s what moves the needle in your life. We would rather have 10 meat-eating, hungry alphas than 50 casual students that are just going to watch the associated modules and make excuses.

So, if this course sounds like exactly what you’ve been waiting for, then get in the ring and use the below link, because the worst tragedy will be looking back in six months (or 10 years!) from now, wishing you would have taken action instead of just talking about your Financial Freedom dreams.

Contact WFI’s Operations Manager, Greg Namrow if you are ready to learn more about how you can join us this January.

Accelerator Member in the Spotlight

REI Accelerator Attendee, Marco Coen

Our Accelerator Member in the Spotlight for the month of October is Marco Coen!

This hard charger graduated from West Point in 1995 and soon found himself in Bosnia as a platoon leader.  During his tenure in the military, he was based in Frankfurt, Germany and was also sent to Budapest, Hungary to be a military liaison officer to the Hungarian Ministry of Defense. This is where I imagine he gained his passion for international relations.

Marco decided to pursue a civilian career and transitioned out of the military in 1999 and has since earned his MBA.  He held various managerial and leadership positions in the chemical and ingredient industries and is now a Commercial Vice President in charge of leading a global commercial organization at a publicly-traded company.

Marco joined our Real Estate Accelerator program with a goal similar to many other attendees – to achieve Financial Freedom in order to focus on his real interests.  He desires to build a legacy for his family after his career ends and wants to start a new chapter in his family’s life –  to build his own stream of income that can be passed on to his children.  For many years, Marco dreamed of building a real estate investment portfolio, but the Real Estate Investor Accelerator gave him the opportunity to work with a reliable and trusted network of individuals to help him achieve his dream!

Marco, his wife Mary Ellen, and kids Evan (15 years old) and Olivia (13 years old) live in Yardley, PA.  Since starting the program 3 months ago, Marco is in the process of closing on 4 investment properties, forming 2 companies, and finalizing an estate and tax planning program for his assets through contacts and affiliates of the Whitefeather team.  In addition, he plans on employing both children when appropriate to run certain aspects of each company. Talk about building a generational legacy! We are super proud of you, Marco, keep crushing it!

Following the completion of the Real Estate Investing Accelerator, qualified graduates are afforded the opportunity to apply and gain access to the WFI Mastermind.

Built in response to Accelerator grads wanting to have an accountability structure to drive them towards their goals, this group meets bi-weekly to ensure lessons learned from the course are taken and put into action! Focused on education, setting and executing goals, and holding ourselves and each other accountable for our stated goals, this group has quickly become one of WFI’s most promising outlets for driving our WFI members toward lives of Financial Freedom.

Our Mastermind members are preparing to invite new members to the group and are working collectively to develop rules of engagement and SOPs to expand their network.  If you have graduated from the Accelerator and are interested in joining the ranks of these highly successful individuals, let us know!

If you would like to learn more about joining the next Accelerator class, please complete this form and we will respond quickly.
