Macro and Micro Market Analysis
In month three of the Real Estate Investing Accelerator, we CRUSH Market Analysis! First, we zoom out, conducting our macro-market analysis to determine why a specific city or region has all the right macro markers to provide long term stability and growth. Next, we instruct members how to zoom in, conducting a micro-market analysis that breaks apart specific zip codes based on more than a dozen factors to determine the optimal neighborhoods that will yield the best deals. We also touch upon the markets we invest in and how/why our systems, procedures, and teams have proven to be successful there (to the tune of 150+ deals!)
Next month, our members will get to swim in a sea of numbers as we go over step by step how to analyze the cash flow metrics of a deal. It’s not an overstatement to say that cash flow analysis is more important than any other skill you can have if you are trying to build a long term rental Real Estate portfolio. Over the course of the month, we train our members on each of the various analysis tools that we have used to purchase 150+ rentals in 7 different cities over the past two years!

Our Accelerator Member in the Spotlight for the month of September is Kevin Kalkwarf!
Following the events of September 11th, Kevin made the decision to attend West Point as a member of the Class of 2006. During his time at the academy, Kevin was a pitcher on the baseball team, studying Economics and Systems Engineering. From 2006 – 2013, Kevin served as a commissioned officer flying Blackhawk helicopters and various fixed-wing airframes. During his time in the Army, Kevin deployed to Iraq in 2008-2009 and 2011, before spending his final year in Operational Test Command.
Kevin began his civilian career as a student, attending Duke’s Fuqua School of Business. Following graduation in 2015, Kevin was a strategy consultant with the Boston Consulting Group before joining Microsoft in 2017 where he now helps companies develop and execute strategies around artificial intelligence.
After a number of primary home purchases between 2015-2019, and with a strong desire to diversify outside of the stock market and early-stage startup investing, Kevin and his wife began researching real estate opportunities. They discovered the Accelerator and instantly knew they had to join! Now they are tearing through the course material, actively taking down deals, and there is no turning back!
An outstanding team member and leader within 19-2, Kevin has constantly displayed the characteristics and qualities expected of a (soon-to-be…) graduate of the Real Estate Investing Accelerator. Further, Kevin is currently in the process of taking down a WFI single-family home in Little Rock, AR that is cash flowing at 10%+ Yr 1…no big deal.
Following the completion of the Real Estate Investing Accelerator, qualified graduates are afforded the opportunity to apply and gain access to the WFI Mastermind.
Built in response to Accelerator grads wanting to have an accountability structure to drive them towards their goals, this group of graduated All-Stars meets bi-weekly to ensure lessons learned from the course are taken and put into action! Focused on education, setting and executing goals, and holding ourselves and each other accountable, this group has quickly become one of WFI’s most promising outlets for driving our WFI members toward lives of Financial Freedom.

Joining us for our meeting was top WFI Loan Originator, Tammy Walsh, and top WFI Turnkey Provider, Matt Owens to discuss tips and tools on how to calculate your own financing rates, as well as strategies on how best to estimate renovation costs when working with a team from a distance.
The feedback we received has been outstanding as we look forward to holding this WFI Mastermind In-Person Meeting on an annual basis moving forward!
